The Pool Replacement and Expanded Fitness Center project remains a goal of the PIHA Board

As mentioned in the December message from the Board President regarding the status of the Pool Replacement and Expanded Fitness Center project, the board did explore alternative designs to reduce costs. However, those options did not include many of the update’s members requested in prior surveys and the cost savings were minimal.

The Finance Committee, after a thorough review and consultations with financial institutions, have determined the Association can prudently afford a mortgage for a portion of the project. This will offset the cost of the project to the members by almost 1/3.

The board has authorized another Special Assessment Meeting, scheduled for 12pm on Saturday February 21st, 2026. This will follow the same process as we did last summer, the proxy ballots will be mailed out by January 9th, 2026 and can be returned by mail, in-person drop-off at the Clubhouse, or you can request an email proxy allowing you to easily cast your vote electronically.

The cost to members for the one-time Special Assessment are as follows: A primary lot one-time assessment of $640.00 and a secondary lot one-time assessment of $320.00. With the reduction in the one-time assessment amount, there will not be an option to spread this assessment over a period of years.

Please understand when reviewing the drawings on the pool website that these are architectural renderings. The drawings are conceptual and meant to show possibilities. The final design will align with our current building style, and finishing touches may be phased in to manage costs responsibly.

We are planning to assemble a sub-committee to begin calling members mid-January to remind them to vote, last time we had close to 1,000 members that did not cast a vote.

Your vote is VERY IMPORTANT, responding promptly helps minimize mailing costs, avoids unnecessary communications and eliminates follow-up phone calls. Remember, if we do not get enough responses to form a quorum, we have to call another meeting and spend additional funds for additional mailings

From Outdated to Outstanding


The current Fitness Room is cramped with no room for additional equipment and has little room for floor and bench exercises. The equipment is so close together that it is hard to get on a machine when someone is using the one
next to it. The lack of outside windows and sterile lighting adds to the claustrophobic feeling.
An often-overlooked aspect of the pool project is that space is made available for an upgraded Fitness Room.
The proposed plan doubles the space of the current room and allows for more space for activities and exercise machines. This extra space provides the needed open space for floor and bench exercises as well as stretching. This space also allows room for additional equipment like a Leg Press or Lat Pull Down machine, as well as more of the high demand treadmills and elliptical machines. The proposed modern Fitness Room will provide much needed space for a complete set of core exercise equipment and the space to use it. Mirrors and outside windows enhance the feeling of space.
Reimagining Recreation at Presque Isle Harbor
Why Now?
In March of 2024 R.S. Scott was hired to perform an evaluation of the structural integrity of the current pool building as there was noticeable sagging of the roof structure. The inspection lead to the closure of the pool in the spring of 2024 post the structural inspection until a contractor was able to install bracing as designed by RS Scott. Prior to this, the BOD had formed a Pool Committee to being researching pool designs and soliciting input from the membership as to what the membership would want in a new pool as the existing pool was reaching 50 years old and well beyond its useful life. There were question and answer sessions on the new pool that occurred last year on July 9 and August 15. In late 2024, the pool required repair after repair to its filter and heating systems and continued to lose water to the effect of 3 to 4 inches every couple days. Having to constantly add new water increased the difficulty in maintaining proper pool chemistry. Post the Ice Storm of 2025, RS Scott evaluated the roof structure due to the heavy snowfall the past winter. Mark Straley of RS Scott provided the Board an unofficial report, however it was noted that additional work would be necessary due to continued decay of the roof structure.
